TERMS OF SERVICE

A Home Inspection is a thorough evaluation of the accessible portions of the Interior and Exterior of the home. The inspection is from the roof down to the foundation on the exterior and the attic down to the basement, crawl space or slab on the interior of the home. The inspector prefers to walk the roof and will do so provided the roof is not too high, too steep or too wet.

The inspector will enter the rooms checking the fit and operation of a representative number of windows and doors as well as observing the walls, ceilings and floors. The inspector checks a representative number of lighting and receptacle outlets. The inspector will remove the electrical panel cover to view the wiring inside the panel. The inspector operates the plumbing fixtures but does not operate the laundry connections. The inspector checks the mechanical equipment such as central heating/cooling, water heater, non-portable cooking appliances and dishwasher.

The report covers equipment and utilities that are in service at the time of the inspection. The inspector is not responsile for restoring the utilities to the home or putting shut down equipment back into service as doing so is outside the scope of a home inspection.

The prepared report is typically 20-30 pages long. It is typed and contains digital photos. The report covers the electrical, mechanical, plumbing and structural evaluation of the home. Best of all, the inspector can print the completed report while still at the inspection site. The inspector can also issue a digital version of the report for no addition charge.
